How my company made $1,000,000 a year housing the homeless

One day a church member came in and as we were talking he was telling me he was moving to the lakefront property. I asked what he was going to be doing with the home he is living in now. He told me I had no plans yet, so I asked If can rent it out and had some guys that wanted to move in and they would pay me rent and that's how I would be able to afford the rent.  So after some 3 months went by, he called me and asked if I was still interested, of course, I said yes. In time I moved in and moved some guy in from a rehab home and I was planning to run the homes like Oxford homes Clean and sober living. Some of the guys did not like some of the rules so they decided to leave the home. I was in a bad spot. Had few renters. So I decided to put an ad on Craigslist and that was when the magic happened. I got so many calls from the ad I just kept reposting till the house was full. So one day I got a call from a guy living in Tent City. He asked If I had any space left. I told him yes and he then said he could have an agency pay me the $1500 move-in cost. So when he came in to look at the room he did an application and the agency called me to come to see the location also. So when they came in to see the room he would be living in they brought the $1500 check as he said they would. So now all those that called me who was homeless referred them to that place. In time I would be dealing with a lot more of these types of agencies that help the homeless with move-in costs. Some of these places were getting on my nerves. You see as I got money saved up I got more houses. In one year I have like 12 home housing 136 plus homeless in shared rooms and single rooms. At this number anymore I would have to duplicate myself. So I was fine with 12 for the moment. The agencies did not know I had this many homes so they were wondering how I can be sending so many referrals with one home. I invited them to my office where I ran the operation for some years. We went to go to all the homes so it can be verified I have the ability to house all I was referring to and more.  Running clean and sober with the homeless population was hard. Some hook on drugs and alcohol. I set up an AA meeting in the office on the 1 floor of the building I was renting. They also had a lot of mental issues so the turnover rate was a bit high.  I charged $500 for a shared room with 2 to 4 people. And $800 to $1000 for single rooms. These allowed me to afford all the rent and bills. I had cable in the homes and internet. People were complaining about every little thing. It was like I owed them something. Anyway, in time I was able to see past that and just help where I could. I had a few office people help to do intakes and date entries on tenants. All my homes were In King County WA.  So in short it's a good way to do it if you're looking to house homeless people. Take the information I gave on renting and agencies. Use the formula for housing people in rooms and you're sure to help a lot of people. We housed 2000 in 4 years.  Good luck, and bless you.
